Linden Cottage is a newly renovated four-bedroom holiday home, perfectly positioned on the beachfront in Fortrose, offering uninterrupted views across the Moray Firth. With direct access to the beach from the garden, Linden Cottage is the ideal retreat for those seeking a relaxing seaside stay.

On the ground floor, guests will find a spacious entrance area perfect for storing golf equipment or outdoor gear, along with a convenient shower room. The separate laundry room is fully equipped with a washing machine, tumble dryer, and additional storage space. The kitchen and dining area have been finished to an exceptional standard, with modern amenities including an electric oven and hob, dishwasher, fridge, freezer, coffee machine, and a cold water pot tap for easy filling of pots. The dining table comfortably seats eight across 5 chairs and a bench, offering the perfect setting for family meals with views over the garden and out to sea.

The ground floor also features a bright and airy lounge with comfortable furnishings, a Smart TV, and large patio windows that open onto the garden—an ideal spot to relax and take in the spectacular sea views. Completing the ground floor are two well-appointed twin bedrooms, both providing ample storage for guests' belongings. One of the bedrooms features a versatile zip-and-link bed, allowing it to be configured as either two single beds or one super-king to suit your needs.

Upstairs, you'll find two spacious double bedrooms, both with en-suite shower rooms. One bedroom features a Super-King zip'n'link bed, offering flexible sleeping arrangements, while the other enjoys a comfortable king bed. Velux windows in both rooms open up to reveal breathtaking views across the Firth.

The nearby Fortrose & Rosemarkie Golf Club – one of the oldest golf clubs in Scotland – invites golfers to enjoy a round on its scenic links course, with breathtaking views across the firth.

    Just along the coast lies Chanonry Point, one of the best spots in Scotland for dolphin watching, where the resident bottlenose dolphins can often be seen playing in the waters just off the beach. For those looking to get even closer, Avoch Dolphin Trips offers boat tours from nearby Avoch Harbour, just two miles from Linden Cottage. Running from April onwards, these trips take visitors out into the firth for a unique opportunity to see dolphins in their natural habitat, as well as other local marine wildlife.

    For those seeking outdoor adventure, the surrounding Black Isle offers countless walking and cycling routes through beautiful woodlands, rolling hills, and along the rugged coastline. In addition to being only being a 5 minute drive from the stunning Fortrose & Rosemarkie Golf Club, visitors have easy access to some of Scotland’s most prestigious courses. Royal Dornoch, consistently ranked among the best golf courses in the world, is just an hour’s drive away. Nairn Golf Club, known for its championship links, and Castle Stuart Golf Links, a former Scottish Open venue, are both within comfortable driving distance. Golfers can also enjoy rounds at Brora Golf Club, a classic James Braid-designed course, and many more hidden gems scattered across the region.

  • Linden Cottage is located just as you come into Fortrose on the A832 making it the ideal place for someone to stay if using the public bus or private hire taxis upon arrival or departure as the Stagecoach bus stops are no more than a 10 minute walk from the front door. The property is also very well lit at night due to the surrounding street lights.

    Linden Cottage does have private on-site parking at the front of the property. If you are bringing more than 1 car for your stay, please note that turning spaces are limited and you may need to reverse into the drive. Parking on the street is strictly prohibited.

  • When travelling to Linden Cottage, we highly recommend researching your public transport routes or ensuring that guests have access to a car.

    Fortrose is conveniently located just a 30-minute drive from Inverness airport and has good public transport options.

    The area is served by Stagecoach buses, and there are a few private hire taxi companies available.

    Please note that Fortrose does not have access to apps such as Lyft or Uber, and there is no train station in the village. The nearest train station is in Inverness, which provides connections to other major destinations.
